The products selected have a proven track record of backward compatibility that maximises the lifecycle cost of the systems we install.
We only use control products which support Ethernet IP infrastructure and open protocols including BACnet, KNX, MBus and Modbus to ensure that the system provided can support integration now or in the future.
It was identified that the occupation levels varied throughout the floors during the course of the day, however the ventilation plant was running at full capacity resulting in wasted energy.
It was highlighted to the Customer that by introducing demand based control on the ventilation scheme based on the principles of the European standard EN 15232 that energy savings would be realised without effecting the comfort level for the occupants.
The project implemented Variable Speed Drives onto the ventilation plant and optimised the control of the HVAC plant using both CO2 and temperature monitoring.
The impact by introducing this energy project was to reduce the electrical consumption for the HVAC plant by 66%, equating to an annual saving of 20,000 and reducing the buildings carbon footprint by 107 Tonnes of CO2.
The project received recognition in November 2015 when representatives from Fujitsu, ISS and Smart Controls Group attended the Houses of Parliament to be presented with a prestigious Green Apple Award for environmental best practice.
A refurbishment of a 1960s high rise residential block was undertaken by HT Forrest on behalf of the Customer. This development not only included the refurbishment of the 118 apartments but also the installation of a district heating scheme.
The domestic element of the district heating scheme included the replacement of gas boilers within each of the 118 apartments with a Heat Interface Unit both delivering both heat and hot water from the centralised plant.
Smart Controls Group were employed to install a prepayment billing solution to enable City West Housing Trust to collect revenue for the heat and hot water used by each individual apartment.
A wireless prepayment solution was proposed to the customer and developer, reducing not only the overall installation cost, but enabling the client to have a choice of a fully managed service or to operate it themselves. Other benefits included additional payment methods, Pay Point, 24/7 telephone, Internet, Standing Orders, direct banking to the tenants, who can also access their account online.
A fit out contract was undertaken at City Labs in preparation for a new tenant moving into the Manchester Science Parks 100,000 sq ft biomedical centre.
The centres facilities attract global companies, offering a multifunctional space for a range of businesses in the life sciences sector. The 3rd Floor area was converted into a mix of open plan and cellular offices and the mechanical services for the new business installed by Smart Controls Group.
The installation of the HVAC system was carried out including the provision of the ceiling mounted Fan Coil Units and the Trend IQ BMS equipment with each cellular office having a local wall mounted interface.
The system was fully installed, then all air and water balancing was undertaken and the controls for the floor integrated into the site wide Trend 963 BMS and demonstrated.
A fit out contract was undertaken at the Trinity Rd office originally built in 1973 on the 6th Floor.
The new mechanical and electrical services were supplied by Arthur McKay Building Services and the new BMS system serving the floor space supplied and installed as part of the project.
The new BMS system was then installed, commissioned and then integrated using our specialist knowledge into the existing site wide Johnson BMS.
